Building a new home is a big undertaking, but having the right partner in your corner helps things go smoothly. To help break things down, below are the most frequent questions we’re asked in the home building process.

The cost of building a home ranges considerably as it depends greatly on the size of the home and complexity of the build. Other factors, include the quality of materials used inside, market price of materials at the time of build and site conditions.

The time it takes to build a custom home will be determined by the size and type of your new home. If you choose one of our existing floorplans, we estimate approximately 1-2 months for the design and estimating process. If we’re building from your floorplan or creating a completely custom floor plan, then it could be between 3-6 months for the design and estimating process. The dig to move in timeline can vary tremendously depending on the size, quality, and complexity of your house. Our team will work with you on a firm timeline for your project in the planning stages, so you know what to expect every step of the way.

Our most successful projects are those in which we’re involved in the plan development from the very beginning. We’re able to provide valuable information throughout the design process regarding building costs and constructability. It truly pays to have a builder in the room making sure you’re designing a home that can and will be built within your stated budget.
While outside designers are always welcome, we provide the guidance and consultation of an experienced interior designer to help you make all your design choices from start to finish.
We take a true team approach to building our one-of-a-kind homes. Each team member plays a very important role in the construction of your new home. Our clients will interact with a handful of our dedicated team members at various stages of your project. Once the project enters the actual construction phase, you will be visiting mostly with one of highly skilled and experienced Project Managers. We also utilize the CoConstruct app to keep you up-to-date and in the loop during every step of your build!

Before buying land to custom build a home, there are a few things you should ask:

  • Are there utilities on site such as water, sewer, gas, and electric?
  • Is the property zoned for residential?
  • Has the soil been tested?

You won’t need to put any money down until you have signed a pre-construction agreement with us. Depending on the size of the build we typically require $5,000-10,000 down. This money is used to begin the drafting and estimating process and will cover any land surveys that are necessary at this point.

The first contract that will be signed is the pre-construction agreement. As stated above, this will be the first time you will need to put down any money and we will begin the drafting and estimating process. Once we have a floorplan set, we will send the plan out for bids. We have a very detailed bidding process that helps us to be extremely accurate with our initial estimates and ultimately helps keep you in budget during the build. We will sit down and have a budget review meeting with you once the estimate is complete and go through each line item. When we are finished and you are comfortable with the final number, we will then sign the purchase contract and construction can begin!

We require the client to carry the construction loan during our builds. This way you can approve every draw and know exactly where you are with your budget throughout the build.
